Think You Got Mold?

There are many different types of mold and most types are not harmful. Black mold is the bad kind. As a tenant you can help yourself (and your landlord) by notifying the maintenance people as soon as you see anything that looks like mold. But, please don’t freak out and assume that you have black mold and start calling the City, State and County officials claiming the sky is falling!

Why is a Tenant's Credit Score Important?

In my experience as a landlord for the last 42 years a majority of tenants that I have worked with have credit scores below 650. A good score is over 700. A large number of tenants have a credit score below 600. Why is a 700+ credit score important? Your credit score tells a story about you. It says that you take paying your bills seriously or not. In this instance, past performance DOES predict future performance. If you pay your bills on time, you will have a credit score above 700. If you pay your bills late or whenever YOU feel like it, you will have a lower score.

Open Letter to All the Tenants in the World.

Your January rent is due. Please don't tell me that you can't pay because you spent my rent money on Christmas presents! If you can't afford to pay your January rent on time, what that means is you really could not afford what you spent on Christmas. My suggestion to you for next year is set aside the amount of money you need to pay your January rent in an envelope marked, "January Rent". Then, spend all the money you want on Christmas WITHOUT TOUCHING THIS ENVELOPE! Remember, your landlord is NOT your banker.
